Foundation problems are hard to judge from inside a house. A crack can look small and still signal movement. A floor can feel uneven for years before a door starts to stick. This site helps you move from worry to a clear next step. You learn what signs matter, what a provider should check and what questions to ask. Then you connect with an independent local provider for an on site look.

We cover foundation repair only. That scope includes cracks, settling, piers, leveling, bowing basement walls and crawl space support. It does not include general remodeling, roofing or other trades. Keeping the scope narrow helps you compare providers on the same job.

How a referral works

Step one is your call or request. You describe the signs you see. You give your city and neighborhood. Step two is a connection to an independent local provider who covers your area. Step three is that provider's assessment. The provider should look at the foundation, the soil signs around the house and the interior signs inside.

Step four is a written scope and price from the provider. Step five is your decision. You can accept, decline or seek another quote.

We do not inspect your home. We do not set a repair method. We do not set a price. We do not supervise work. The provider who does the work owns those choices and their results. Ask that provider for licensing details that apply to your job, and check them when you can.

Signs that deserve a closer look

Not every crack is urgent. Hairline cracks can result from normal curing and minor movement. Still, some patterns deserve a prompt assessment.

One sign alone may be minor. Several signs together, or a sign that changes fast, point to active movement. Dated photos help. Take photos from the same spot each month. Note rain, drought and any plumbing work in the same period.

Services we refer for

Each service page explains the job in plain words. It lists signs, process steps, material options and cost factors. It also lists questions to ask a provider. Read the page that fits your home before you call. That reading helps you spot a scope gap in a quote.

Cities in this batch

This batch covers five cities. Each city page has local soil, climate, permit and neighborhood details. No other cities are listed here, so you will not find empty links to cities we do not cover in this batch.

If your city is not listed, check back after a later batch.

What to ask before work starts

Ask who will do the work and who supervises it. Ask what method will be used and why that method fits your soil and foundation type. Ask how deep piers will go, if piers are planned. Ask what permits are needed and who files them. Ask what inspections follow the work.

Ask for the price in writing, with each item listed. Ask what finish work is included and what is excluded. Ask how long the work will take and what access the crew needs. Ask what records you will receive at the end, including permit and inspection records if any apply.

For a large job, get a second quote. Compare pier count, pier depth, method and finish work, not only total price.

A note on cost

Foundation repair cost varies widely. Pier count, pier depth, access, wall material and finish work all change the total. Soil type and water conditions also matter. That is why this site does not publish a single price for a job. A provider quote after an on site look is the only price that fits your house.

Be wary of a quote given only from photos, with no on site measurements.

Common questions

  1. Is FoundationNear a contractor?

No. FoundationNear is a free referral service. We are not a contractor. When you call, you are connected to an independent local provider who may pay us for the referral. That provider is responsible for its own licensing, pricing and work, and for any inspection, permit and repair on your home.

  2. What does a referral cost me?

The referral itself is free to you. You pay the provider only for work you agree to, at a price you agree to in writing. Ask the provider for a written scope and price before work starts. If a scope is unclear, ask for it to be rewritten in plain words before you approve it.
